What type of businesses work best as QOZ businesses?

I have heard that developments of brownfields, energy infrastructure projects and data centers might be good industries. What businesses are beneficial in OZs?

The permissible types of businesses in the QOZ realm are so varied that it's easier to list the businesses that don't work: "sin" businesses, financial businesses, mere holding companies not engaged in a real trade or business, and other vehicles for raw investment. I've even encouraged clients to move forward with cannabis businesses, though reasonable minds may differ on that point.

That will depend on the needs of the specific area. Any business (unless it is a sin business) may be a good one as long as all the requirements are met.
