How can I as a developer take advantage of both the OZ and EB-5 programs when selecting a project location?

I have heard that many Opportunity Zones are overlapping with TEA areas for EB-5.

    High level (not to be interpreted as legal advice): GT does plenty of deals with both in the capital stack. Obviously the deal has to be in a QOZ, but EB-5 also has designated areas for investment. Most overlap, but important to locate the EB-5 tracts. There are mapping tools, and important to note, GT has a sophisticated EB-5 group which can provide further guidance. Important to consider whether the investor wants to put eligible gains through a EB-5 QOF. Many deals have been side by side (EB-5 investment separate from QOF investment – different classes of investors).
